APPLICATION DOCUMENT CHECKLIST

What to prepare for a building-consent application in Auckland.

This is a practical starting list, not a substitute for the current Auckland Council project checklist. Include only the documents that apply to the site and work, and confirm the live council requirements before lodgement.

What should an Auckland building-consent pack contain?

Start with Auckland Council's current checklist for the work type, then coordinate the application details, drawings, specification and supporting evidence as one current submission set.

  • Show the same scope, address, owner and project description across the application and documents.
  • Include the plans, specifications, engineering, H1 information, drainage design and site evidence that apply to the work.
  • Use a register with each filename, author, date and revision, and remove superseded files before upload.

How should Auckland inspection evidence be prepared?

Use the issued consent and inspection schedule as the controlling record. Book the required inspection before affected work is covered, keep the approved documents available, and close every failed item in writing.

  • Record the inspection type, date, result and any outstanding direction.
  • Collect photographs, tests and trade records progressively where the consent or inspector requires them.
  • Keep approved amendments and accepted minor variations with the inspection record.

What is a PS3 and when might Auckland Council ask for one?

A PS3 is a construction statement from a contractor or installer about specified work. A BCA may use it as supporting evidence, but it is not a warranty or automatic proof of compliance.

  • Confirm the issued consent or council request actually calls for the statement.
  • Make sure the PS3 identifies the project, consent, work scope, product or system, author and date.
  • Check that any related producer statements, site observations and design changes describe the same completed work.

What is needed for an Auckland Code Compliance Certificate?

The owner applies using Form 6 after the consented work is complete. The final pack is project-specific and should match the issued consent, approved changes and completed inspection record.

  • Include applicable Records of Work, electrical or gas certificates, producer statements, construction statements and as-builts.
  • Close inspection failures and provide testing, commissioning or other documents required by the issued consent.
  • Treat the final inspection and the formal CCC decision as separate steps; a passed inspection is not itself the CCC.
